Supporting Our Shared Spaces: Dues & Fees
Annual Dues
Think of our HOA dues as a shared pool of money to keep our neighborhood beautiful. The HOA acts as a simple conduit to pay for things we all use, like professional mowing, tree care, and saving up for future projects or inclement weather-related incidents.
All Homeowners receive communications by email and snail mail near the end or beginning of each year, which details how much the dues will be for the upcoming year, along with the required due dates and late fee policies. As of 2026, the Annual dues are $350 per year.
Transfer Fee
If you are buying a home here, there is a $200 transfer fee submitted to our PO Box at closing. This small, one-time fee helps cover the administrative costs of updating our records and welcoming you to the community.

While the HOA looks after our beautiful shared open spaces and islands between Timothy Place and Dry Creek Road, we each take care of our own individual yards and homes.

Having a Voice & Staying Connected: Voting & Volunteering
Volunteering
We have a 100% volunteer-run Board of Directors who serve 2-year terms. If you are interested in volunteering for a position on the Board, please email board@drycreekhoaniwot.org to learn more and attend the Annual Summer Homeowners Meeting, which typically takes place in June of each year. See the Events & Updates page for all upcoming meetings and events.
Voting (and Proxies)
We rely on neighbors to participate in electing our volunteer board and sharing ideas. Whether you attend our board meetings, chat with us over email, or join a community event, your perspective matters. If you can’t make it to the Annual Homeowners Meeting, filling out a quick proxy form is a huge help. It simply lets another neighbor vote on your behalf so we have enough representation to make official community decisions. The Board will email information to all Homeowners about how to vote in person or by proxy leading up to each Annual meeting.
