Below you will find essential information, requirements, and steps for both buyers and sellers within the HOA.
Welcome to the neighborhood! The Dry Creek HOA was incorporated in 1989 and is governed by a volunteer Board of Directors (see the "About" page for more of our history!). The HOA owns and maintains the beautiful open space between Timothy Place and Dry Creek Road.
To ensure a seamless closing and transition, please review the following information:
Review Governing Documents
All homeowners are bound by a contract to follow the association’s governing documents. We strongly encourage you to review the covenants, bylaws, and rules hosted on the Governance & Documents Tab of our website before closing.
Transfer Fee
A $200 transfer fee is collected during property conveyance to offset administrative and legal costs.
This fee is the sole responsibility of the buyer.
Please note that this fee does not apply to refinance transactions.
How to Pay
The transfer fee check must be mailed directly to the HOA physical mailing address: Dry Creek HOA, PO Box 363, Niwot, CO 80503.
Submit Your Contact Information
To help us keep our neighborhood directory accurate, please pass along your name, phone number, and email address to the Board Secretary (email: board@drycreekhoaniwot.org). Include any adults in the household who should receive HOA communications.
Annual Assessments (HOA Dues)
The Board adopts an annual budget to fund necessary community expenses, deferred maintenance, and emergency reserves. Assessments must be paid on time and are typically due near the beginning of each year. Communications will be sent to each homeowner with the balance and payment options. As of 2026, the Annual dues are $350 per year.
If you are preparing to sell your home in Dry Creek, please make sure your real estate agent and title company are aware of our transition policies:
Disclose the Transfer Fee
Inform your title company and the prospective buyer that there is a $200 transfer fee due at closing, which is the responsibility of the buyer and payable to the HOA PO Box.
Direct Title Companies to the Board
Your title company must contact the Board to request an official HOA Status Letter. They can reach the board at board@drycreekhoaniwot.org.

What the HOA Board Will Do
The volunteer Board coordinates several administrative tasks behind the scenes during a home sale to protect the community’s financial health and welcome new neighbors:
Complete Status Letters
Upon request, the Board will coordinate with the closing title company to fill out the HOA Status Letter Request form. The Board verifies that all current dues on the property are paid in full and discloses the outstanding $200 transfer fee.
Collect and Deposit Fees
The Treasurer manages the incoming transfer fee, deposits the funds into the HOA bank account, and ensures any adjustments are properly logged in the financial ledger.
Update the Neighborhood Directory
Once closing is complete, the Board Secretary updates the master Membership List with the new homeowner's name, physical address, and contact details, using the information provided by the Seller.
Register for Communications
The Secretary will add the new homeowner's email address to the official Members Google Group (members@drycreekhoaniwot.org). This ensures the new resident receives dues notice emails, special community updates or events, and the Annual HOA Member Meeting.
